I learnt, sometimes people who help u a lot just keep quiet. of course must see and think properly

sometimes people who help u dont actually mean to help u

sometimes it's better to keep quiet than to talk or give advice or win arguments - this point is coz recently a property agent told me to "rejuvenate my lease", to sell my current (parent's HDB) above MRT and all in my CPF + money to buy private property to rejuvenate

she talked (typed a lot in WA) a lot, seems like trying to help and advise but obviously it's all bullshit, she just wants me to all in, so that she can make money. then buy a condo from her so she can make more money.

she told me to all in and buying private properties, banks will loan u x2 compared to HDB


when we all know now interest rate for loans at recent all time high and private properties are not easily sold even for new and prime launched and rental yield is no diff or worse than HDB. economy not doing so well.

basically is tell u to show hand then u die your business

if economy gets worse, i lose my job or for whichever matter, u think she will come back to help me?

also, let's say i all in, with <1.5m can only get a mickey mouse unit in central area. unless i buy lousy places like damn far then maybe can get 2 or 3 bed rooms. if u do a search, all the prime properties with 2 rooms are all 1.5m or more. if u want those very nice and prime property i can only get 1 bedroom, means how i rent out? i sleep in balcony ah?

my colleague had a super tough time selling his condo... he only got back maybe 50k more, after minusing all the fees he practically made nothing. his condo was at balestier....... but the truth is these 10 yrs he got back the rental yield lah

but if the rental yield is roughly the same (think he told me he rented out for around 3k). my 3 room also can rent out for 3k, so what if less? this flat already fully paid........ u tell me this agent is trying to help me or not?

my friend told me many people say if condo is 10yrs and above will be hard to sell.

if i buy a condo say at balestier for 1m+. i need to sell current flat(that belongs to parents) and cough out money to "rejuvenate".

1. Her solution - Suppose, I rent out the condo for 3k (my that colleague had to go rent with his nice friend who didnt charge him rent only utilities and fixing of stuff). then I go rent a room (wtf?) nearby for 900-1k. then I cant get people to rent because Balestier is near central but traffic not so good.

if I lose my job, I probably need to worry about payments for new condo probably 2k+ minimum per mth?

2. - My solution -  I rent out current place for 3k, buy another HDB nearby with amenities. At most i use 1k from the 3k rent (HDB), still got 2k left and i get to stay at my own HDB..... can also choose to rent out 1 of the room at the new HDB during MOP for another 800 or so.

then possibly SERS or VERS in the future for either 1 or both of the flats

if i out of job, i also worry about the HDB loan for new place niah and it will be most likely HDB loan they more forgiving and payment probably 1kish per mth or less

u think my calculation correct or not? the agent trying to 帮 or 害 me?

for this solution, i can also think of owning a condo, if and when say, i get promoted or do well in biz/investments......... it's never too late to buy private. of course prices may go up, but to buy condo to 打肿脸皮充胖子 ?

then shun bian ask me all in to buy a mickey mouse car then die hard?

I 7788 concur on yr thoughts about what ur agent told u.
Didi when I was buying , e agent also kept asking me why don't get pte or condo and I told him I don't want all this unnecessary burden of mortgage for beyond X year

Good thing mostly .. men aren't as lorso and they know we can smell bs quickly

thought i told u many times it doesnt make sense liao

1. 2 room is too small
2. 2 room is too far
3. 2 room cannot rent out another room
4. 2 room bto oversubscribed

i whr got over leverage currently hello. if i buy the 2 room must go until punggol, tengah or sembawang those type of places

SINGAPORE – Singles will soon be able to buy two-room flexi Build-To-Order (BTO) flats in all locations directly from the Housing Board, in a move to widen public housing options for this group of individuals.

From the second half of 2024, they can apply for such flats across all types of BTO projects that will be classified as Standard, Plus and Prime under a new framework, Prime Minister Lee Hsien Loong said on Sunday.
