I think current psf too overpriced everywhere.
Moi invested in BKK.
Gonna buy another since Baht weakened to 27.

If thinking to buy I d think i d try to go for yr preferred area w least growth since 2020 prices /postcovid hike

Bought in Sukhumvit Asoke area.
Hunt for the area u like, nego with seller thru the seller's agent. Put deposit around 1%, wait for seller to accept. But the sellers Agent not good, put mou moi need to transfer all payment for the unit in 30 days. So, if moi did not transfer money on time 1% eaten by agent.
The seller could clear his balance w bank fast enuff, but no penalty & he can walk away. Lesson learnt. Need to put penalty. Moi used lawyer to handle reading of documents...etc
Unless u work there, can't get bank loan in Thai bank.

Any of the other locations is for live n stay.

Sg limited land space, so only way is up.

Question is when is a good time buy in and sell?

anytime is good for buying.. buying property is long term
