Title: Planned High-Density Residential Development Near Mattar MRT Station in MacPherson

High-density residential developments are planned near Mattar MRT station to meet housing demand, complemented by new parks and commercial facilities. Real estate analysts consider the site's location advantageous, indicating that any public housing constructed there could be considered premium or even prime public housing.

The Urban Redevelopment Authority announced revisions to the 2019 Master Plan in late February, adjusting boundaries and plot ratios for three residential sites near Mattar station on the Downtown Line. Roads like Merpati Road and Jalan Anggerek are being rerouted in preparation for future residential developments, aiming to provide more residents with access to amenities and transport hubs.

Two plots north of the MRT station have had their plot ratio marginally increased from 3.0 to 3.1, while a plot south of the station sees its plot ratio reduced from 3.0 to 2.8. According to the Urban Redevelopment Authority's website, residential sites with a minimum plot ratio of 2.8 can support buildings of at least 36 stories.

In 2010, the government acquired the mentioned sites, including 15 private residential properties with freehold tenure, to facilitate the construction of the third phase of the Downtown Line and future residential projects. The affected private homes were demolished in 2019, along with three rental public housing blocks built in 1961.

Merpati Road will be expanded to a two-way dual carriageway by December 2026, enhancing accessibility. Mohan Sandrasegeran from SRI's Research and Data Analysis Department noted the absence of new Built-To-Order (BTO) projects in the area recently, suggesting the potential for new public housing. He highlighted the site's proximity to essential amenities, including Mattar MRT station and schools like Canossa Catholic Primary School and St Margaret's Primary School, indicating that any new public housing could be classified as premium (Plus flats).

Sun Yanqing from OrangeTee Group mentioned that despite the presence of private housing, there's a possibility for public housing development, especially with the plot ratio increase to 3.1, allowing for residential buildings over 36 stories. This diversifies housing options in the area.

In the past decade, only three BTO projects were launched in MacPherson, demonstrating existing demand. The last project, MacPherson Weave, received 6617 applications for 1382 units in May 2021. Potential buyers include young couples with parents living in nearby private residences or those working in MacPherson.

Mai Junrong from MOGUL.sg believes the site could be considered for prime public housing, given its location within Geylang town, near the city center. The last BTO project in Geylang, Dakota Crest, launched in February 2022, was not classified as prime public housing. Mai suggests that further revisions to the site's classification could include an increase in plot ratio to 3.5, aligning with nearby MacPherson station areas. He also mentioned the potential for mixed-use developments to benefit more homeowners, though existing residents might be concerned about the impact on the neighborhood's tranquility and scenery.

I think the mattar/macpherson area is undergoing gentrification with the new btos and condos.

When paya lebar airport goes in 2030, that place will be unrecognisable. And the price too. Haha
