Title: Underrated estates

Bukit Panjang - Esp if you stay near the BKE. Relatively quiet estate compared to AMK, Toa Payoh... and a lot of greenery. It is only 15mins to Orchard by car and maybe about 30min or so by bus, even shorter during off peak hours, depending on where you board the bus.


Mattar/MacPherson - A lot of people do not know these areas but new homes are being built there, condos and BTOs. Good food choices, mrt and buses that go everywhere. Very near to city as it sits just on the fringes. Undervalued now but it will only rise over time.

Sims drive. Near mrt, near good food, near town. Cons are no greenery and no malls at doorstep

Agree with mattar macpherson coz near me at geylang bahru

For me dtl 8min to chinatown. But i would call it 15min since i still need to take lift down my block and then still need to walk a few min before reaching office.

My one then is 15min, sometimes i even tell people its 20 or 30min. hw can bkt panjang be 15min? Fly rocket or plane?

Bkt panjang at most is 30min+ by car and 45min or longer by bus. Unless u are super man and u live at bukit panjang

Really dont agree with bukit panjang. People who say 15min by car 30min by bus rly kinda shitting themselves expecting me to believe coz see map and dtl stations know liao. Bkt panjang to rochor also need what 8 stations or more?

Maybe partly im biased coz i know a scum who lives there

10min walk to mrt/malls also bs imo

10mins = 1km thereabout. In sg scorching weather, that's hell. Even in the morning no way I'll walk to mrt, will just be sweating buckets and whole work shirt will be wet

Bkt panjang to rochor is 13 stops.

And some of the stops are further.

To newton is 10 stops. Mine to chinatown only 5. Going by this logic ure still wrong lor. Bus cannot be faster than mrt one. U reach newton still need to walk to change to orchard.

Minimally 20min+ nv even factor walking time or waiting time

I live right abv mrt leh. V few can claim they live nearer than me.

7min walk to my workplace which a few here know, is totally possible and acceptable but i would rather say 10min. Train says 8min but u still need to wait etc. So i timed before. On avg rly is abt 25min to get home. Or 22, 23min.

Bukit panjang reach home in 30min if u work in orchard at peak hours? I want to know what ure smoking because it has to be fucking good.

Many ppl know whr i live mah, so obviously im not lying.

Bukit panjang probably takes 45min by public transport suppose u live quite a few blocks away need to walk like 5min and possibly way longer most of the time. To maybe reach orchard. If u need to go rochor to change to dtl to go cbd that is hell. Confirm need 1 hr

If u drive or take grab im sure as fucking hell know its not the 30min quoted.


I took cab fr my hse to beauty world before and it is kanpua ex. And its not eveb bkt panjang yet.

I realised a lot of bukit panjangers like to smoke. Like that scum who stole and cheated my money 25 yrs ago. Hope he alr kena buang and died

Frankly anywhr further than clementi is considered super far to me. Or bedok

Coz we live in a small city. But last time i go pasir ris quite often. Fr pasir ris to my hse take 81 last time takes abt 45min to get home. 23 from tampines to my place abt 30min since it goes by express way.

Ya lor. My workplace is super near mrt. Its rly abt 5min walk. But also need to wait traffic lights. My guess is 200+m to the actual place waiting for train

15mins by car, ok maybe 20mins. BKE - PIE - Stevens - Orchard.

Direct bus during off peak like at night, which I have tried before. Same route as above.

But I am talking like stay near BKE exit. And not further inside Bukit Panjang.

If further in, must walk to bus stop... then yeah prob 40mins.

i think my hse to pasir ris is nearer by quite a bit than my hse to bukit panjang. since im relatively central i rly dont think will take that fast. maybe like u said BKE would be faster going near the beauty world

but that time i took cab from beauty world to CKK also not that fast and near

23 is quite fast from my hse to tampines/TP where i studied...... i got time before like u said rly is 15min+ but is lying to urself la because need to factor in waiting time and walking time so last time i always late for sch coz i time 20min nia. and last time bus waiting time not so accurate one.

but it's closer to 30min+-ish

Mattar Macpherson really good tbh. my side also.

AMK/TPY only good if u going orchard

if u consider orchard and shenton way all these then i dont feel it's super near still need to change trains

Yup, many stats are skewed just to make the picture looks better

I ever took before from pasir ris to boon lay regularly. 1 hr exactly but if factor in the walking and waiting time etc, it will be much longer. Made worse if still need to talk feeder bus to pasir ris mrt then feeder bus from boon lay. Near 2 hrs

ya the full train is indeed 1 hr or slightly less, i also took a few times before.

before they add the what joo koon all that shit la. boon lay last stop... if not wrong 50min-ish

last time i always take from kallang to boon lay the stupid pasir laba camp............ if not wrong need 40min just the train. Then still need to take bus think 1h+ in total

from my place to say pasir ris should be 20min or so

but that was 20 yrs ago when trains ran faster

Lol. The entire going through some sort of gentrification esp mattar macpherson cos of the btos and condos. Also as the older folks pass away.

Think you have not been there recently. The empty land around Mattar mrt is having construction now. And more BTOs are coming up around MacPherson mrt. I think within 5 years the place will be very different.

I know but the circuit road 3 rm flats are the main siao lang areas.

The rental blocks at mattar already gone. All at MacPherson paya lebar bto there near main road
